How Often Should a Boiler Be Serviced?

Why regular servicing matters, what an engineer checks and how homeowner, landlord and manufacturer requirements can differ.

An annual boiler service is commonly recommended to check operation and safety, identify developing wear and support reliable heating. The exact requirement can also depend on the manufacturer’s instructions, warranty terms and how the property is occupied.

A service is planned maintenance rather than a repair. If a boiler is already leaking, locking out or behaving unusually, explain the symptoms when booking so the engineer can allow for fault-finding as well.

Why annual servicing is a sensible interval

A yearly visit gives an engineer an opportunity to inspect the appliance before another full heating season. Boiler components, seals, combustion and safety devices can be checked against the manufacturer’s requirements, and concerns can be recorded before they become more disruptive.

Many manufacturer warranties require servicing at stated intervals. Check the terms for your model and keep the service record, because missing an interval may affect warranty support.

What happens during a boiler service

The exact procedure depends on the boiler. A Gas Safe registered engineer will follow the manufacturer’s service instructions and may inspect the appliance, flue, seals, controls, combustion performance, condensate route and relevant system conditions.

A service should not be reduced to a quick visual check. The engineer should explain any findings, distinguish recommended maintenance from an active fault and leave an appropriate record of the visit.

  • Tell the engineer about pressure loss, noise, intermittent hot water or recent fault codes.
  • Make the boiler and its controls accessible before the appointment.
  • Keep previous service and repair records where possible.
  • Do not wait for the annual visit if you smell gas or suspect a safety issue.

Landlords and gas safety records

A boiler service and a landlord gas safety check are related but not identical. Landlords have legal duties for gas safety checks at rented properties, while servicing follows maintenance needs and manufacturer guidance. Combining appointments can be convenient, but the correct inspection and records still need to be completed.

TREPP & CO provides landlord gas safety inspections and boiler servicing for North London properties. Discuss the appliances at the property and the renewal timing when arranging the visit.

Do not wait if the boiler shows warning signs

Arrange help sooner if the boiler leaks, loses pressure repeatedly, produces unusual noises, displays recurring faults or stops heating water. A routine service is not a substitute for diagnosing an existing breakdown.

TREPP & CO is Gas Safe registered (No. 640420) and carries out boiler servicing, fault-finding and repairs across North London.
